Since July 2020 properties in England are legally required to have an Electrical Installation Condition Report before a new tenancy begins. From 1st April 2021 all existing tenancies will also require an EICR.

PAT TESTING
Portable Appliance Testing is recommended annually for all rental properties. If you are a landlord of a HMO (House in Multiple Occupancy) then it is a legal requirement for an annual PAT test.

FIRE & CO2 ALARMS
It is a legal requirement to have at least one smoke alarm installed on each storey of your property and a carbon monoxide alarm in any room containing a solid fuel appliance. We can advise on the most suitable alarms.
